Access Statement for Hill Park Bed & Breakfast Introduction Hill Park is a Grade II-listed farmhouse built around 1745 with an extension added 100 years or so later. We are unable to offer wheelchair access due to the age of the house and restrictions imposed by the listed status. A quiet country late runs near to the house, leading to Egloskerry village, approximately 1.75 miles distant, or to Pipers Pool village and the nearest main road, the A395, approximately 1.5 miles. This statement is intended as an aid to those who may be concerned about access. Please contact us for further information or clarification and we will be very happy to help. Pre-Arrival • The nearest railway stations with Intercity links are Exeter and Plymouth. • For details of local bus services and routes, see http://www.cornwallpublictransport.info • Local taxi numbers can be provided. • The nearest town is Launceston, 4 miles away, or 15 minutes by car. • We have a basic website, which has photographs of our two guest rooms, both on the ground floor. • You can contact us by telephone or email. Arrival & Car Parking Facilities • On arrival at Hill Park, the entrance gate is to the right of the house. The drive is an uphill gravel slope, but you can drive right in and around the house to park very near to the guest room entrances. • There are no marked parking bays but there is ample room for cars. • After dusk, there is external lighting by the front gate and all around the driveway. Each guest room has an external light. • Room 1 is accessed via a paved patio area and has three steps down and a threshold; Room 2 has a paved area outside the entrance and a threshold. • Guests are offered assistance with luggage. • Assistance dogs are welcome. Main Entrance, Reception & Ticketing Area • Three steps on a concrete path lead from the gravel drive to the front door. The guest dining room is the first room within. • The front door is side-hung, of solid wood construction with a diamond-shaped window at head-height. • The guest dining room has a level flagstone floor. Public Areas - Hall, Stairs, Landing, Corridors etc • There are no further public areas within the house. Each of the guest bedrooms has a private entrance accessed from the driveway, as described above. Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe • Breakfast is served in the Dining Room. • The room has level flagstone flooring. • One large rectangular dining table with underspace of 63 cm and legs on corners. Chairs have no arms and can be rearranged or removed on request. • Menu is available in large print. • Vegetarian, gluten-free, dairy-free, wheat-free diets catered for. Please discuss when booking. • No smoking is permitted on the premises. Laundry • Drying facilities available. Please ask. Outdoor Facilities • Patio area outside each guest room. • Seating in various places in the garden. Bedrooms & Sleeping Areas • Room 2 is on ground level with one step up. Door width 77 cm. • Doors to both rooms are half-glazed stable doors. • Flooring is wooden boards with tiled floors in bathrooms. • Recessed spotlights in ceiling are 60W, bedside lamps and additional lamps are 40W or equivalent low-energy bulbs. • Beds are king-sized. • Hollowfibre pillows are available. A hollowfibre duvet is available on request - please mention when booking. • Integrated TV/DVD players have remote control and subtitles. • Welcome folder has large print. • Cordless kettles are provided. Bathroom, Shower-room & WC [Ensuite or Shared] • Both guest rooms have ensuite shower rooms with tiled flooring and solid wooden doors. • Walk-in shower with one step up. Glass door opening outwards. • Non-slip bathmats are provided. • Lighting is recessed spots, with an additional lamp next to mirror. Grounds and Gardens • Several lawned areas including small paddock with level access from gravel driveway which has picnic table, sloping wildflower lawn with cut grassy paths through and garden bench overlooking. • Private patio with garden furniture for each room. • Large gravel courtyard area for parking. Additional Information • Guest rooms are fitted with smoke alarms. • Mobile phone reception is patchy. Guests are welcome to use our land-line. • No smoking is permitted in the house or guest bedrooms. • Assistance dogs and pets are welcome by arrangement. • Wireless internet access is available.
